I have a 2 bedroom 1 bathroom apartment that will be available within about a week. It is close to Rogue Community College.
Here’s what it features:
* Washer and Dryer.
* 1 car garage.
* BRAND NEW carpets in the bedrooms!
* LVP flooring in the living room, dining room, and hallway.
* Heat pump.
~The heat pump has a brand new, smart thermostat. It can connect to wifi, and you can set the temperature changes to be on a schedule, and to alternate between heating and cooling on an automatic basis, based on the temperature inside.
Rent amount: $1100 per month.
Water/sewer is included in the rent.
You pay for trash and electricity.
I believe that the cheapest trash can from Southern Oregon Sanitation is the 20 gallon one, which is around $20 per month, and you can get a bigger one if you wish.
Security deposit (fully refundable): $2200. This does NOT include last month’s rent, this is just for damages. I am not requiring last month’s rent.
Total needed for moving in: $3300.
The rental agreement will be month-to-month.
You must be able to make rent payments online, as that’s how I take rent payments.
You will be able to schedule auto-pay if you wish.
IMPORTANT RULES YOU MUST FOLLOW:
~ NO PETS.
I will know if you have pets, since I live next door and have security cameras up. Pets cause a lot of property damage, so I will not be allowing any.
~ NO SMOKING OF ANY KIND INDOORS!
That means no smoking cigarettes indoors, no smoking marijuana indoors, etc. Smoking causes property damage, including damaging the blinds to the point that they’re not cleanable. Please respect the property and smoke outdoors only. You are allowed to smoke on the balcony.
~ NO GROWING MARIJUANA ANYWHERE ON THE PROPERTY!!!
There will be more general rules in the rental agreement (like, no blocking the driveways, park in a reasonable manner, etc), but the above rules are very important to notice, since not following them causes quite a lot of property damage.
If you’re interested in this apartment, here are the qualifications you need:
– Combined income must be 3 times the rent. So it needs to be at least $3300 a month.
– All adults must have a clean background.
– At least one adult must have a good credit score. (Minimum of 650).
– No negative rental history.

∙ Credit scores above 700.
